Guests who are already coming to Tara

Tara Smeštaj is not a general booking site where your cottage competes with the seaside and Kopaonik. Everyone who opens it is planning a trip to Tara — they read about Banjska stena, Zaovine or the Drina canyon and, on the same page, see where they can sleep. That is the moment they decide, and that is where your listing is.

No commission, ever

Large platforms take 15 to 18 percent of every booking, which on a 400 € week means up to 70 € less for you. We charge a fixed package price and not a dinar from your bookings. The guest pays you directly, in cash or by transfer — the way you agree.

Built to be found on Google

Every area on Tara has its own page ("Smeštaj Zaovine", "Smeštaj Mitrovac"…), every type of accommodation too, and the guide has detailed pages about every viewpoint, trail and village. All of them link to listings. This is how a small site beats big portals on searches like "tara smeštaj".

Your calendar, your rules

You set the price, the minimum stay, check-in time and house rules. Block the dates you rented through other channels with one click so you never get a double booking. You can also accept bookings instantly if you want.

Only verified hosts

Every host registers with a name and phone number, companies with a tax ID (PIB) and company number, and every listing is checked by a person before it goes live. Guests know there are no fake offers here, so they write to you with more trust.

Inquiries, confirmations, the occupancy calendar, views and income for the year — everything in one place, on your phone as well. Guests' inquiries also arrive in your email.

One booking pays for the package

A cottage on Tara rents for 50 to 120 € a night. A guest who stays four nights at 70 € leaves you 280 €. On a large booking platform with a 15 % commission, 42 € of that goes to the platform — on every single booking, all year.

With Tara Smeštaj you pay a fixed price: the Standard package costs 29 € a month, or 290 € for the whole year. One extra booking a month already covers it, and everything after that is yours.

Many hosts keep their listing on several sites. That is fine — block the dates you rented elsewhere in our calendar and you will never get two guests for the same night.

How it works

    Register

    As a private person or as a company / entrepreneur with a tax ID. It takes a minute and is free.

    Add your property

    Description, price, capacity, amenities, your own photos and the location on Google Maps. We guide you field by field.

    Pick a package

    Choose Basic, Standard or Premium. The first 6 months are free whichever you choose — you can change it at any time.

    We publish it

    A person checks the listing, usually the same day. As soon as it is live, guests can send you inquiries.

  5. 5

    Pay only when the free period ends

    Before the free period ends we send you a reminder and a pro forma invoice. You pay by bank transfer — monthly or yearly.

What does "first 6 months free" mean exactly?
Every new host gets 6 months of free advertising from the day of registration, with any package — even Premium. There is no card to enter and no automatic charge. When the free period ends, you decide whether to continue and with which package.
What happens if I do not pay after the free period?
Your listing is simply hidden from search and the public site. Nothing is deleted: the text, photos, calendar and reviews stay in your panel, and the listing reappears as soon as the package is paid.
How do I pay?
By bank transfer, based on a pro forma invoice we send you. Companies and entrepreneurs receive an invoice for their records. The package is activated as soon as the payment is visible — usually the next working day.
Is the price per property or per host?
Per property (listing). If you have three cottages, each has its own listing and its own package — you can put one on Premium and the others on Basic.
Can I change the package later?
Yes, in your host panel. A higher package can start right away — we take the time you have already paid into account in the new pro forma invoice. A lower package applies from the next period.
Do you take a commission on bookings?
No, and we never will. The guest pays you directly. We do not process payments for stays at all.
Do I need to be a registered business?
No, private persons can advertise too. Make sure you meet the local rules for renting out accommodation — categorisation with the municipality of Bajina Bašta and paying the tourist tax.
Can I use photos from the internet?
No. Only photos you took yourself or have written permission to use. When uploading you confirm that you own the rights to every photo.
